Terms and Conditions of Rental 1. PAYMENTThe deposit will secure your reservation, where a booking is made within 6 weeks of departure, the full payment must accompany the booking form. Where a deposit has been paid, the balance must be paid 6 weeks prior to departure or the booking will be void and the cancellation charges below will apply. No reminders will be sent except for the balance due date with the receipt of the booking form and deposit. 2. DEPOSIT Reservation deposit of £100 / $200 and the completion of a Booking Form confirms the acceptance of our Terms and Conditions on behalf of all persons for whom the accommodation is booked. This deposit is non-refundable. Each booking will be confirmed in writing via e-mail, by ourselves as soon as possible. If a booking is not accepted, any monies will be refunded. Booking forms can be completed on-line or on paper and then e-mailed to us. For guests staying 28 nights or more the reservation deposit is £300 / $500. 3. SECURITY DEPOSITUpon completion of the booking form the signatory (#1 guest) agrees to pay for damage caused to the property or its content during the rental period. For this purpose a £200 / $300 security deposit is required at the time the final balance is paid. For guests staying 28 nights or more the refundable security deposit is £300 / $500. The security deposit will be refunded as soon as possible after your holiday once the management company has checked the property to ensure that everything is in order. 4. CANCELLATION CHARGES This must be carried out in writing by the party leader as soon as possible. In the event of your cancelling, the following charges will apply:- Up to 8 weeks prior to departure Deposit only. 8 weeks or less to departure 100 % of rental. NOTE: In the event of a cancellation by owners, a full refund or alternative accommodation will be provided, whichever is appropriate. 5. INSURANCE When signing the booking form please ensure that you are adequately covered by insurance. It is a condition of booking that you and your party have full insurance cover which offers maximum protection against cancellation, medical expenses, travel etc 6. CONTRACT SIGNATORYSignature of the booking form constitutes acceptance of a contract on these terms subject to English law and the jurisdiction of the English courts. The person signing the booking form signs on his/her behalf and on behalf of every other person using the accommodation. The Signatory must be over 21. All correspondence will be addressed to this person. 7. REGISTRATION OF GUESTSThe property cannot be sub-let or shared. The property is reserved in the name of the party leader and for guests named on the booking form. The renter understands in this agreement that the MAXIMUM capacity of the property being rented is 8. This includes the renting party and any friends/visitors that they may invite to visit. If it is discovered that there are more than 8 persons in the property the local Sheriff may be called to attend and he/she will not only remove persons down to the said capacity number, they will remove ALL persons from the property. In this situation neither the homeowner or property management company are responsible for relocation, reimbursement or any form of compensation as the renters have clearly broken the terms of this contract. The party must be exactly as stated on the booking form, including small children. Any breach will result in immediate curtailment of rental and no refunds will be made, as this could lead to the loss of our hotel license. Florida State law Fire Regulations permit only the correct number of occupants are allowed. Sorry, no all male or female parties. 8. ACCOMMODATION and Use of utilities Florida State law Fire Regulations DO NOT permit the use of charcoal barbecues in rental properties, any guest found in breach of this regulation will result in immediate curtailment of rental and no refunds will be made. For the safety and comfort of all our guests, smoking is NOT permitted within the property. Thank you. Absolutely NO pets are permitted in the property except guide dogs for the visually impaired.
Normal usage of gas, water, telephone and electricity is included
in the rental price. A key is located within the house which can be used to gain access to the clubhouse and pool areas of the resort. Loss of this key will result in a $50/£30 charge for a new one. 9. OBLIGATIONSGuests should treat the property with respect and leave the home in a clean condition. Breakages, loss or damage will be charged. Nothing should be allowed to interfere with the quiet or comfort of other residents living within the community. 10. HOT TUB / SPAThere is a hot tub provided for you use at the house, it is located in the Lanai area. Before using it you should be familiar with all the safety precautions of its use which are displayed within the house. In accordance with Florida state law a pool door alarm is fitted to door leading into the Lanai. This is to alert parents should a child enter the area unaccompanied. Any tampering with the alarm will forfeit your security deposit. We accept no responsibility for any injuries sustained by failing to observe the publicised safety precautions. Children should never be allowed to use the hot tub unsupervised. 11. ARRIVAL and DEPARTUREArrival will be after 4p.m. and your departure must be no later than 10a.m. This is to allow a thorough cleaning of the home to be carried out in preparation for the next guests. 12. SECURITY of the PROPERTYWhen leaving the property you are responsible for ensuring the all doors and windows are correctly closed and locked. This is to ensure the security of your own personal items and that of items belonging to the property. Failure to ensure that the property is secure when it is left unattended will forfeit your security deposit.13. MANAGEMENT AGENTShould you need any help or if you have any problem with the property during your stay, please contact Remington Property Management. They reserve the right to enter the home or property if necessary at a reasonable time, during your stay for example for home maintenance. They will try to contact you before their arrival to carry out maintenance. Should there be any cause for complaint whilst in Florida, the property manager must be notified immediately. No complaints will be entertained 7 days after the guests return. We will not be responsible for any loss suffered in the event of the house being left insecure when unoccupied, so please ensure adequate insurance cover before you travel. 14. FORCE MAJEUREThe applicants accept full responsibility for making their own travel arrangements to ensure their occupation of the property for the period reserved. No responsibility or liability is accepted in respect of loss or damage, or alteration to dates caused by e.g. flight delays or cancellations, weather conditions, industrial disputes, terrorist activity etc. We do not accept responsibility or liability for any accidents, injury, illness or damage to any person that is sustained during the rental period. In particular children must be supervised at all times within the communal pool area. No diving or horseplay in the communal pool area. In the very unlikely event of our being unable to carry out a booking, the owner will make every effort to obtain alternative accommodation or make a full refund of any monies paid. No further compensation will be paid. 15. ACCURACY of INFORMATION A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services may not be open or available due to renovation/maintenance works, adverse weather etc. Where we are aware that a facility or service advertised in the information provided will not be available during the period of your stay, we will take steps, wherever possible to notify you prior to travel.
At
times it may be necessary to replace items at the villa with similar items of an
equivalent or better standard. Wherever possible, we will endeavour to notify
you of such changes prior to travel.
